Electrician in Burnaby

Projects Gallery

Metrotown high-rise or Capitol Hill bungalow, strata parkade or Big Bend warehouse, Intel Power is the licensed Burnaby electrician homeowners and property managers call for work that passes inspection the first time.

Burnaby Runs on Four Very Different Electrical Systems

Burnaby doesn’t have one housing type, it has 4 town centres and a handful of older residential pockets that barely resemble each other. Metrotown is the city’s official regional city centre, and Brentwood, Lougheed, and Edmonds are its municipal town centres; under Burnaby’s own planning documents, residential development in all three is primarily apartments, ranging from high-rise to mid-rise towers. Meanwhile Capitol Hill, The Heights, Deer Lake, Buckingham Heights, and South Slope are still largely detached-home neighbourhoods, many built decades before today’s electrical code. Big Bend, in the south of the city, is industrial and employment land, not residential at all.

Intel Power Electric Ltd has been working across that split highrise and bungalow, strata and warehouse, since 2005. We’re a Technical Safety BC licensed electrical contractor (Licence # LEL0090714, active through March 2027, you can check that yourself on the TSBC “Find a Contractor” registry), founded by BCIT-trained electrician Navid Sadeghi, with 17+ years behind us and a 4.9-star average from 216+ Google reviews, BBB Accreditation (A+), and a ThreeBestRated listing.

Town Centre Typical Housing What We’re Usually Called For
Metrotown High-rise condo towers, mixed-use retail/residential In-suite lighting, tenant improvements, strata-coordinated panel work
Brentwood New high-rise and mid-rise towers New-build service calls, EV charger planning for shared parkades
Lougheed Mid-rise and high-rise apartments near transit Unit upgrades, lighting retrofits, mixed-residential service work
Edmonds Apartments alongside older low-rise stock A mix of newer condo work and older-building modernization

Landmarks Across Our Burnaby Service Area

Burnaby’s landmarks trace the same divide that shapes our electrical work here. Metropolis at Metrotown, the largest shopping mall in BC, anchors the dense tower cluster around Metrotown, while The Amazing Brentwood and Lougheed Town Centre mark the two other high-rise hubs where most of our strata and in-suite calls come from. On the green side of the city, Central Park (home to Swangard Stadium) sits right on the Vancouver border near Metrotown, Deer Lake Park holds the Burnaby Art Gallery, the Shadbolt Centre for the Arts, and Burnaby Village Museum, and Burnaby Mountain, topped by Simon Fraser University and bordering Coquitlam, marks the forested edge of the city’s north side.

Further out, Burnaby Lake Regional Nature Park, Barnet Marine Park, Confederation Park, and Fraser Foreshore Park ring the city’s older residential pockets, the bungalows and post-war homes along Hastings Street near Capitol Hill and The Heights, and the established streets around Deer Lake and South Slope. BCIT’s main campus sits close to that same older housing stock. Whether a job is a strata panel upgrade two blocks from Metropolis at Metrotown or a rewiring job near Confederation Park, it’s all inside the area Intel Power has worked for close to two decades.

The Strata EV Charger Opportunity Most Electricians Skip

With four apartment-heavy town centres, Burnaby has more strata buildings weighing EV charging than almost anywhere else in the Tri-Cities/Burnaby area, and most electrical contractors simply don’t offer to help with it. BC Hydro’s rebate program for multi-unit residential buildings (MURBs) covers a lot more than a single-family install: buildings can get up to 50% of eligible costs toward EV Ready infrastructure (up to $1,400 per charger plus $600 per parking stall), or a standalone charger rebate of up to 50% to $2,000 per charger, capped at $14,000 per building. Getting there starts with an EV Ready Plan, a document a licensed electrical contractor prepares showing how the building can eventually give every unit access to a charging space, and pre-approval from BC Hydro before any work begins. Retrofit rebates apply to buildings completed on or before August 31, 2022; new builds aren’t eligible. As a Technical Safety BC licensed contractor, Intel Power can prepare that EV Ready Plan and walk a strata council through the approval process, not just wire the charger once it’s approved.

  • 24/7 emergency service: burning smells, sparking, buzzing from the panel, or sudden power loss
  • Panel upgrades: replacing older or undersized panels for better capacity and reliability
  • EV charger installation: single-family, townhome, and strata/MURB projects alike

2026 Price Guide for Burnaby

Every job is different, so treat these as a Metro Vancouver market guide rather than a quote, the number depends on your panel’s condition, your wiring, and how far the run is. Intel Power gives every Burnaby job a free, written, on-site estimate before work starts.

Service Typical Price Range (CAD, before tax)
General service call / troubleshooting $150–$250 minimum, plus hourly labour
Emergency after-hours call-out Premium above standard daytime rate
Panel upgrade (100A → 200A) $2,000–$6,000+
Level 2 EV charger, single-family home $800–$3,500
EV Ready Plan, strata / MURB (before rebate) Varies by building size; ask for a scoped quote
Lighting fixture installation $150–$600 per fixture

What moves the price most: whether your meter base or wiring needs correction alongside the panel, how far a new circuit has to run, and for strata projects, how many units the EV Ready Plan needs to cover.

Burnaby Neighbourhoods We Work In

  • Metrotown: the regional city centre; dense towers, condos, and constant daily activity
  • Brentwood: fast-growing, high-density residential development around the SkyTrain
  • Lougheed: transit-oriented apartments and mixed residential buildings
  • Edmonds: a growing town centre mixing newer apartments with older low-rise buildings
  • Capitol Hill: established detached homes on steep terrain near Burnaby Mountain
  • The Heights: a mixed commercial-residential strip with a lot of older housing stock
  • Deer Lake: established, larger homes with long-term renovation and upgrade needs
  • Buckingham Heights: quiet detached-home streets where owners want cleaner, more reliable upgrades
  • South Slope: mixed home ages and hillside conditions
  • Big Bend: Burnaby’s major industrial and employment area, per the City’s own land-use planning

Signs You Shouldn’t Wait On

Breakers that trip more than once in a while, lights that flicker or dim without an obvious cause, outlets or switches that feel warm, a burning smell anywhere near your electrical system, a panel that’s out of room for new circuits, renovation plans that are about to outgrow your wiring, or simply wanting a home EV charger, any one of these is worth a call before it turns into a bigger, more expensive problem. In a lot of Burnaby’s older homes, these issues only become obvious once demand on the system starts climbing.
